Should I list my home in  Winter?

I am often asked during a listing appointment with potential Albuquerque home sellers “Should I list my home in Winter”?  The answer...if you want or need to sell then yes, For Sale Signlist your home in the winter months or at anytime.  Home buyers search and shop for homes 365 days a year and if your home is not on the market it’s certainly not going to sell.  Yes, as an Albuquerque REALTOR®  I normally see a slower pace in the market during the late fall and winter months but it certainly doesn't cease.

Many things drive buyers into a market like relocation, new job, retirement or unexpected life events like a new baby. Even local buyers that have been recently qualified are just ready to purchase their first home. Regardless of the reason buyers become homeowners each and every day of the year.  Should I list my home in Winter?  I have found that in the winter months when inventory is typically down sellers with a quality (well maintained, updated and nicely presented) home can actually fetch a higher price due to the fact there are fewer competing homes for buyers to choose from.

I do suggest sellers provide photos showing the summer foliage and landscape whichHome Shopping we then make available in the on and offline marketing pieces and at the home.  This way buyers can better visualize the exterior appeal of your home.

So if you asking yourself or your REALTOR® should I list in winter?  I say It certainly can’t sell if it’s not on the market. Take advantage of the fact some of your competition is holed up for the winter.  As they say in our business “There’s a home for every buyerand a buyer for every home" regardless of what day or time of  year it is.

Should I list in Winter? Yes, if you want/need to sell in Winter or early Spring!

John- I like that you point out the frequently sellers that list in the winter fetch a higher offer due to low inventory. This is spot on. Real Estate doesn't take a winter break, that's for sure!

Absolutely a seller should list in the winter. People need to move 365 days a year - we keep changing jobs, getting divorced, or married, expect more children... there are many many reasons someone is shopping just for YOUR home.

Timing is everything and as one astute blogger said, "if it isn't on the market it won't sell".  Slow or not, houses sell year round.

Certainly less gaukers in the winter. If someone is looking in the winter they are serious about moving. In the spring you get alot of potential clients who are just throwing what they have against the wall to see if they can get a home.

There is never a bad time to sell.  The very first home I purchased we closed in December.

Inventory is so low now in our area I don't think that this winter is going to be bad at all. It does depend though on how much snow we have too.

Good post.  I liked your idea of summertime photos to show a potential buyer what it looks like when they're leaves on the trees and the grass is green.  In the Atlanta area, we list them and sell them year round.

Yup, we tell all of our sellers to leave their listings up over the winter. Nine times out of ten, any buyer that comes along is going to be a serious one and not a looky-loo, so why not leave it up? Do they all listen? Well...

I agree - people have reasons for moving and those reasons don't all happen in the summertime.

Dear John,

Some winters are pretty slow, but this one has been all but. Today is the first day this year that all my appointments got cancelled, so if someone needs to sell, they should list the home to take advantage of the folks out there looking.

Your discussion of the benefits of selling your home during the winter makes sense, if you have to sell doesn't matter what time of year.

Hi John - no doubt that buyers are looking to buy year round and waiting for the summer to sell may be a missed opportunity. Have a great holiday! Regards Dave
