What You Should Expect and Get from the Listing Agent You Hire

 

Carlsbad sellers no doubt have certain expectations about the services, and service, they will get from the real estate professional they hire to market and sell their house.

 

Your HOUSE is for sale, not your HOMENotice I said house! Once you decide to sell think in terms of a product to be marketed, and not about selling a home. You are moving to a new place to make a new home, just as a buyer who purchases your property will.

 

So what do you expect? Or more accurately, what should you expect and receive? Here are some thoughts (not an exhaustive list).

 

 

You are hiring a member of your TEAMRepresentation

 

You are hiring an agent represent your interests as the seller. The relationship between you and your agent is known as “agency” and is defined in different ways depending on the state. Here in California we have a specific agency disclosure form (Form AD) that outlines the responsibilities of your listing agent, i.e. “a fiduciary duty of utmost care, integrity, honesty and loyalty in dealings with the Seller”. There are duties to the buyer as well.

 

 

 

Can the agent YOU hire jump through all the hoops?Reliable and Accurate Information about the Local Housing Market

 

Your agent should know and provide detailed reliable, accurate information about the local market as this will impact how you position the property for sale vis-à-vis other comparable listings (days on market, average sale prices, absorption or inventory, sale price/list price ratios, and much more). Forget what you read from the media – they do not know the local market. Your agent does…or should

 

The Truth, not Just What You Want to Hear

 

I will ask if I have your permission to tell you the truth about the value of your property, among other things like condition, deferred maintenance, and clutter. Your agent should, too. You DO want to know don’t you? If not, we are in big trouble and wasting our time.

 

Written Marketing Plan

 

I provide one, and you should expect to see a written marketing plan targeting the appropriate buyers, as well as agents with buyers, for your house. Expect significant on-line marketing (ask to see examples) including websites, social media, and blogging, and an extensive web presence – 90% of buyers are searching for homes on-line. Print marketing may also be important depending on the market, your property and other factors.

People are pretty visual; buyers WANT photos and videos – of the property, inside and out, and the community. We are marketing a lifestyle, too, not just a house.

 

Communication

 

Clear, honest and regular communication are essential. There are a number of ways for this to happen…text, phone, voice mail, snail mail, email, skype. You may have preferences, and your agent may too. It’s an important discussion to have. Lack of communication is one of the biggest complaints sellers have about listing agents.

 

Enthusiasm and Interest

 

Don’t you want to have your agent excited about marketing your house? And someone who is truly interested in your needs and goals? Afterall, it IS a partnership and a team effort.

Jeff  Right on every point !  Unfortunately there are many agents who do not do this.  I am so disenchanted when looking for a listing and it was 2 or three pictures and they are horrid . You also try to get in an appointment or have a question and no call back ... I could go on and on ..nice post

Hannah - well I have to agree there are som eagents who are not delivering what their seller clients might be expecting, and should be getting

Praful - the truth has been tough for many to hear in recent years. Despite the improvements, we are a far cry from where values were and sellers in many case cannot expect to get what they want
