Sea Bluff is a gated community perched on the bluff above the ocean, with a private beach and stairs to get you there, with abundant trees and green space.
Leucadia is a small, funky community along the coast highway (Route 101), and part of Encinitas (92024), with a long reputation as an eclectic surfing town, popular for summer vacations, surfing, and a casual beach life.

What is the Sea Bluff Neighborhood Like?
Sea Bluff is a PUD (Private Unit Development) so residents own the land. With 255 homes on 50 acres, Sea Bluff is one of the least dense oceanfront communities along the coast. With a private beach, glorious views from many of the homes, the potential for living at the edge of the continent, and a reputation as a good rental community for those interested in a vacation home they can also rent, Sea Bluff offers a lot for home owners.
Built in the mid-1970s, the Sea Bluff homes are split-level or 2-story town houses, with 2 or 3 bedrooms, and 2 baths, with about 1400 SF up to over 1900 SF. Amenities at Sea Bluff include the beautiful private beach, 5 tennis courts, 2 pools and spa, tot lot, and gated security (with guard).
What’s Going on Nearby the Sea Bluff Oceanfront Community?
Leucadia is very much what you would expect for a small beach town with a strong surfing history. It’s a community where trailer parks, high-density rental apartments and vacation units, bungalows and cottages, and nurseries co-exist with multi million dollar oceanfront homes as well as some new construction.
Route 101 (the Coast Road) offers a host of small shops, restaurants (my favorite is Le Papagayo but Fish 101 is very popular, too), bars, a post office, a terrific donut shop, several small hotels, and a wide range of services. The annual Leucadia Art Walk and Howloween pet parade and costume contest are just some of the fun things you can enjoy.
What Schools will the Kids Attend?
