When you buy a home in Fort Wayne or Allen County, the title company automatically files for your homestead and mortgage exemptions.
That said, it is YOUR responsibility to make sure that they did it.
Amanda and I always contact our buyers about 30 days after closing to remind them to call down to the assessor's office to verify that the exemptions were filed.
Why is this so important? Well...
If you qualify for a homestead and mortgage exemption, filing them will significantly reduce your annual property taxes.
NOT filing them will more than double your annual property taxes. That's a LOT of money!!
You have until December 31, 2012 to verify that your exemptions are in place. You can either call down to the assessor's office at (260) 449-7241 or follow the instructions on the photo below.
