Proposed Mega Mall for Dundurn, Saskatchewan

A newly formed company by the name of Brightenview Development International has acquired a quarter section of land near Dundurn, Saskatchewan, twenty minutes outside of Saskatoon. They are proposing to build a first of its kind for North America wholesale mall, which would make it the largest mall in North America and one of the top 10 largest malls in the world. According to the company, the 6.4 million square foot complex would house 350 stores and create 1000 new jobs.

The concept of the mall is that Chinese companies will have displays for regular customers to shop at as well as for major corporations to do wholesale buying. It is a concept that has shown to be successful in China but would be the first of its kind in North America.

Many people are skeptical as to why they would choose a 700 person community to build this major complex and as to the feasibility of the project from a business perspective. I guess we'll see what transpires in the coming months with the project and if it ever gets any traction.

Reality Bites

In order to sell to national retail chains you must be associated with buying groups and the proposal by this first time, top secret developer has no backing or support from national buying associations. If you build the largest North American wholesale outlet and are bringing goods in by water you might want to locate such an ambitious project near an ocean. If you want North American buyers to fly in from every US state and all across Canada, you might want to have and air transit system that offers flights from all those US cities. This mega mall was not presented to Edmonton or Calgary because they are not located near an ocean and are much to small in population, but yet we are suppose to believe this would be viable in Dundurn. I cant wait until they build an Ocean and double the size of the Saskatoon Airport. There is no National retail buyers that are going to leave the Toronto and Vancouver shows where their offices and warehouses are located to come and buy in Dundurn. All goods from China come by boat to port cities like Toronto and Vancouver and transported direct to the distributors and there is no way to make this work without a port. The 350 shops would need at least 3500 people coming through the doors everyday, and most would be from other cities and the US and you can bet your last dollar it would take over 100 separate flights a day just to accommodate all the different cities the buyers would come from, then you have to bus about 20 people at a time as the flights would all arrive at different times and that would take about 18 hours in a day to get them all to Dundurn. There is not a mathematician alive that can make this business plan work, unless of course it is just a rouse to get 350 Chinese immigrants into Saskatchewan under the guise that they are coming here to be business owners
