Selling your home soon? How long to you think it will it take for your home to sell? What time is it anyway that your home will spend on the real estate market before it sells? You should begin by asking your Seller Agent the marketing time of comparable homes that have recently sold in your area. Don't just look at the days it took the home to sell: look at prices, home features, condition of the home, and the financing offered. How does your home compare?
The average marketing time for those homes may then be applied to yours. This will be an "average" time for "average" homes at an "average" price. If your home is offered in above average condition at a below average price, it could take less time to sell. Were the homes that were on the market for the least amount of time, above average in their features and below average in pricing? Were the homes that were on the market for the longest amount of time, below average in their features and overpriced?
Next, look at homes currently offered for sale. How long have they been on the market? Is there a house similar to yours that has not been sold in over 300 days? How is it priced, compared to what you will ask for yours? What is its condition? Many homes are sitting in this market. Do you want to "sit" or "sell?"
Finally, compare the "expireds". How were they priced, and what was their condition? Why do you think they didn't sell? Take a close look at your home. Are you pricing it competitively? Are you prepared to offer it in mint condition? You can be the determining factor that decides the selling time for your home. The more value offered by your home, the faster it will .sell.
Once you've estimated the likely sale time, give your agent a reasonable listing period to find a buyer. Remember, it is really you who determines the selling time by the price and condition of your home.
