Are you doing TOO MUCH?

First and foremost...Happy New Year!!!

Now, what's up with some of these agents representing builders and doing just too much?!!!

I'm sure their sentiments about us Realtors are the complete opposite when it comes to working with a buyer when building a new home.  But the fact of the matter is, builder reps DO NOT have the buyer's best interest!  They have the builder's/seller's best interest....am I lying???

The funny thing is, Buyers are so confused as to who is who when buying a home, and most builder reps know this!  

Builder reps know that most buyers are awe struck when they walk into a beautifully decorated model home, to which the rep sits in, and that the buyer will want to buy THAT house, and do what it takes to get it!

Builder's rep also know most buyer's don't know that their 'sweet as apple pie' smiles and free refreshments can misconstrue the position of whom the rep truly represent.  

Not to put a damper on your way of selling homes builder reps, but, some of you cross lines and do TOO MUCH when it comes to trying to get a buyer to purchase your product!

Taking personal information from the buyer, when in fact, you are NOT a LENDER, in my opinion, is doing too much!

If a builder has a "preferred lender" they'd rather the buyer work with, here's a thought...."Why don't you let the LENDER take the personal information from the buyer instead of you?!!"

Some builder reps are so anxious to sell a house that some don't realize they cross confidential and personal lines when asking the buyer questions like...."What's your credit score?" and anything along those personal financial line of questioning.

If you are a licensed mortgage broker, then state that up front!  I don't know mortgage banking laws to know if you can have a mortgage broker working as a real estate agent, or rep.  If so then excuse my ignorance.

BUT, If you are not, then you should REFRAIN from asking those questions!

I get slightly annoyed when I get a buyer who visited a new home community, and tell me all the things the builder rep asked them, and did to them.  Most buyers have no clue as to what exactly happened.  The only thing that gets them to realize something may be wrong is when the builder rep asks for earnest money.

Folks, if you are looking for a new home, its not unheard of that you may begin looking for your community before you get with a Realtor.  Some buyers have wings on their feet and nothing can slow them down.  The thing is this, when you find that community, it is wise to seek representation.

So what if your Realtor did not help you find the home, I'm sure you're asking.  This is a statement that has NOTHING to do with buying a house!  There is so much more to buying your house than finding it.  The truth is, finding the house is only the beginning.  There's alot more to it than finding your house!

Don't let friends, family, or other ones ignorant to real estate laws and commission rules convince you you do not need a Realtor.  Cause guess what?  If something goes really wrong during your building phase, and you have no representation, it is TOO LATE in ALL cases to get you a Realtor.  Why you ask?  Well, because the Realtor will not be part of your contract to get paid for their services, and most will not work for free.  

The only options you will have are either 1) you are left to figure it out on your own and hope you can sleep soundly at night with your decision, or worst, 2) losing money!  

There are some things you need to know when working with a builder, and your Realtor is there to represent and guide you!  Not the builder!  And some builder reps will try to speak against you getting, or working with a Realtor; those are the builders you want to run away from!  Why, you ask?  Well, put it like this: Why would ANYONE try to convince you not to get a representative that will be looking out for YOUR best interests?  Sounds fishy huh?  And keep in mind, YOU DON'T PAY YOUR REALTOR...the BUILDER/SELLER DOES!  So why not get represented if it doesn't cost you a dime?  Just make sure you get a reputable agent on your behalf, and there you are!
