I have been helping clients negotiate an offer on a bare piece of land.  The property has septic approval and no well at this time.  I have been able to negotiate that the “seller carry” the contract for two years at a low fixed interest rate and a low down payment.  In addition I have negotiated terms on building a large shop, installing utilities and building a fence on the property prior to the contracts pay off.

I have contacted a local title company who will prepare a note and trust deed drawing up the terms of our agreement.  Monthly payments will be sent to the buyers from a third party agency and everything will be legally agreed upon at closing.  ( I have also helped buyers purchase homes in this same manner.)

The most important part of this transaction has been between the buyer and seller.  Today the buyer and seller met for the first time and discussed the expectations of each other.  I highly recommend this to anyone purchasing bare land and tricky real estate dealings.  In this meeting, both parties felt much more confortable and confident with the transaction and the expectations of each other.

 In addition, I was able to request and extension for our inspection contingency period for the buyers to conduct their due diligence and negotiate an even larger shop area than what we had previously requested.  I have stressed the importance of the buyer contacting the city and researching this property prior to closing.  The listing agent will be sending me well logs on a joining homesites, a plat map and a copy of the septic approval.
