Wow Crazy Monday and 2 closings - of course I have to bring $ to closing table lol

Yesterday (Monday) was a particularly aggravating day that turned out all right in the end.  The first problem not real estate related was the fact that roads were icy and it took forever to do my morning errands.  I didn't arrive at my office until 10:30 am.  Yuck!!!  Then I started to catch up with stuff.  I scheduled a closing for one of my listings.  The loan officer assured me that the paperwork couldn't get to Boise until Wed. morning.  He also took 8 days to give me a commitment letter (putting us out of contract) .  This is one loan officer I am unlikely to recommend again.  I'm the listing agent and the buyers client insisted on using his buddy.......

    Then a release of lien from the sister arrived in Caldwell.  This is the short sale I keep talking about.  It arrived 2 days before the scheduled closing.   I drove 1/2 hour to pick it up and I only had the notary page.....  I didn't have the actual document.  Very unladylike thoughts went through my head.  I tried to call both of my sellers but they didn't answer the phone.   The sister is unlisted in another state and the sellers do not wish to share her phone number, Email address or address.....   As I am absorbing this problem the insurance adjusters for my car supervisor calls (the confirmation number is in the office).  He can't find evidence that the driver is insured with their company (he is insured,  I had confirmed this on Friday).  I am really upset and tense by now.....  I later got the number by calling the general number and asking nicely.    Turns out they haven't talked to the other driver yet.  My open house signs sit in the trunk that will not open since the accident.....

I call title and others since I am going to have probably delay closing for the short sale (maybe permanently).  I get back to my office and am in the process of calling my loan officer when the seller calls.  Turns out he didn't think the first page was important so he didn't give it to me.  It is sitting on his counter back at home.  YEAH!!!!  All I have to do is drive back to Caldwell to pick it up this evening.  With the confirmation number The adjuster's supervisor talks to me.  Now he can find the insured (amazing).  I call to schedule closing but I have a problem with Jan. 30.  Between hubby and me we can't seem to be at the same place at the same time....  I call my loan officer and he redates the documents so that we can sign today and fund tomorrow (how do you spell relief).  The amount I have to bring to closing is $2K less then I thought (YEAH!!!!).  By the time I arrange everything I am 1/2 hour late to pick 14 year old up at school (He hates that).  I talk to history teacher (he is very far behind in that class- sorrow).  I pick up hubby from work (remember since the accident we only have one car right now).   I arrange to have dinner with oldest son who is a student of the College of Idaho in Caldwell,  I show my son how to find articles from journals via the internet then head to Caldwell.  Yeah the paper is correct!!!!!  I go to find my kid and forgot where I was supposed to meet him.  I spent 20 minutes looking for him in the freezing cold until I remember he wanted to meet at the student union.   He already ate but he keeps me company while I eat.  I go home.  I make a phone call about my townhouse listing

Turns out they want to see the unlisted one.  Thats ok I can arrange that (my client owns and wants to sell both,  we were doing it one at a time).  I get on the computer and my tenant want to look at houses on Friday (YEAH!!!) .  Only problem is he is my best tenant ever.  I make the arrangement.  Try to clean (I keep tossing things I mean to put away, so I stop)  Finally sleep......
