Tip #2 Have realistic goals. There is an ideal home out there for you somewhere, but don't expect "Perfect" If you start your plan to buy your 1st home, find a way to make some sacrifices to stay within your budget. Your agent can help you with this.
Tip #3 Start Saving Now! If you can make some budget cuts now, you can save several hundreds if not thousands to sock away for your down payment, and additional items you may need once you move in. In most cases, home buyers lack in the financial planning to make a home purchase. If you are looking to purchase in say 6-12 months, now is a great time to fine tune the plan.
Tip #4 Improve your credit to get a lower interest rate. The higher the credit score, chances are better that you will receive a lower rate from the lender. This savings will amount into saving thousands of dollars over the term of your loan. Your Realtor and Lender can discuss this with you in detail.
Tip #5 Think Long Term. When buying a home, the investment part of it is not just about how much your home will be worth next year, it's about having a home to enjoy and to make memories over the long term. I will say there 2 times to buy a home, a good time to buy and a great time to buy. It is obviously much better to buy when rates are low as well as prices just coming off of a bottoming phase. If you work with an experienced agent that knows the market inside and out, you will find a great home at the right price.
