Selling your home is probably one of the largest sales transactions you will be doing in your lifetime. Just like before you sell your car, you probably get it detailed, determine the average mile per gallon, for some it might be the best looking you have ever had it. Same goes for your home. You want to have it looking like a model home. Here are several tips:
Tip #1- Calculate out your average monthly utility bills. If you have solar panels or an energy saving home, this could help persuade a buyer to your home over another. Or maybe higher in the summer due to a pool, just make note of that. Buyers love to have this information available.
Tip #2- Curb appeal is the first thing that buyer will see, whether in pictures or driving by. You want your lawns to be well manicured, colorful plants and flowers in the yard, and make sure all debris or junk mail is picked up. Make sure all trees are trimmed. You really want the buyers to have a great first impression.
Tip #3- Clean out your closets. Make sure they are not over packed. You want the buyer to be able to envision the closets or cupboards with their stuff inside. Pack away out of season clothes or clear out things not needed anymore.
Tip #4- You want your house to look like no one lives there. Like it is a model home. The piles of shoes you might have sitting at the door, put away somewhere. Make sure your kitchen is clean, no dishes sitting in the sink, countertops are cleared off, and maybe fresh flowers on the counter or center of table.
Tip #5- As silly as it may sound....make sure toilets are cleaned, bathtub and sinks are cleaned, countertops wiped down and spotless. You want to show the buyers that the home is cared for and loved.
Tip #6- Change light bulbs, clean ceiling fans, clean and change vent filters. These are just little things that again show the house is well maintained.
Tip #7- If you just remodeled or upgraded. Provide a list to your agent. Some buyers really want to know what upgrades does this home have. Or if you bought a new home and had upgrades put in, make sure this is listed.
