December Property sales were 91, down -2.2% from 93 in December of 2011 and -6.2% lower than the 97 sales last month. December 2012 sales were at a mid level compared to December of 2011 and 2010. December year-to-date sales of 1,219 are running 0.8% ahead of last year's year-to-date sales of 1,209.

The Median Sales Price in December was $159,900, up 23.9% from $129,040 in December of 2011 and down -2.2% from $163,500 last month. The Average Sales Price in December was $180,496, up 22.9% from $146,860 in December of 2011 and up 3.5% from $174,468 last month. The December 2012 Average Sales Price was at highest level compared to December of 2011 and 2010.

The Total Inventory of Properties available for sale as of December was 388, up 2.9% from 377 last month and up 12.1% from 346 in December of last year. December 2012 Inventory was at a mid range compared to December of 2011 and 2010. The Average Days On Market for December was 66, up 15.8% from 57 days last month and down -22.4% from 85 days in December of last year. The December 2012 Average Days On Market was at a mid range compared with December of 2011 and 2010.
Greeley CO finished 2012 with stronger performance than the previous year, and overall sales up slightly. Prices have trended upward strongly as well, primarily as a result of low inventory levels of homes for sale, which remain well below previous years. Overall, Greeley is lagging behind the rest of the region, but will benefit from an improving regional economy as we move into 2013, so we're expecting the coming year to continue to show some improvement.
A good bit of our optimism comes from the fact that Greeley is leading the region in affordable housing opportunities, even with rising price levels, and will provide good opportunities for buyers looking for attractive homes at lower prices than other competing locations. We expect moderate buyer activity over the next two months, and would suggest that sellers who wish to attract their interest price their homes competitively and properly prepare them for sale.
