January 2013 Johnstown CO Real Estate Sales

December Property sales were 30, down -6.3% from 32 in December of 2011 and -16.7% lower than the 36 sales last month. December 2012 sales were at a mid level compared to December of 2011 and 2010. December year-to-date sales of 410 are running 32.7% ahead of last year's year-to-date sales of 309.

January 2013 Johnstown CO Real Estate Prices

The Median Sales Price in December was $220,175, up 3.3% from $213,054 in December of 2011 and up 4.8% from $210,113 last month. The Average Sales Price in December was $242,007, up 10.6% from $218,758 in December of 2011 and up 5.7% from $228,988 last month. The December 2012 Average Sales Price was at a mid range compared to December of 2011 and 2010.

January 2013 Johnstown CO Real Estate Inventory

The Total Inventory of Properties available for sale as of December was 132, up 4.8% from 126 last month and up 10.9% from 119 in December of last year. December 2012 Inventory was at highest level compared to December of 2011 and 2010. The Average Days On Market for December was 38, down -25.5% from 51 days last month and down -30.9% from 55 days in December of last year. The December 2012 Average Days On Market was at its lowest level compared with December of 2011 and 2010.

The real estate market for Johnstown CO performed much more strongly in 2013 than the previous two years, with sales activity at higher levels, prices tending upward, and inventory levels not falling as sharply as in other regional communities and slowly recovering. With the regional economy improving, we feel confident that we will see a continuation of these trends as we move into 2013.

Johnstown will continue to experience activity during the winter months ahead, as it's prime location for regional commuters and a nice supply of attractively-priced homes fuel buyer interest. As always, we recommend that sellers who wish to attract interest pay close attention to competitive pricing and proper home preparation.

Median sales price "up" universally equate to number of properties sold "down". The psychology of supply and demand in it's classic form. Skittish sellers and industry cheerleaders are pusing the market beyond reason believing that recovery is here. Not !
