Location Is EverythingIn real estate you have heard the importance of location location location well

      Location Is Everything.

Like a couple focusing on the wedding and not the "marriage" dropping location to #2 or #3 or #4 in priority is a big mistake. When buying you can get enamored by a floor plan, builder, inside amenities, community amenities, but LOCATION means

Schools for kids, commute to work, distance to recreation or cultural sites, noise levels,  distance to take out restaurants if you don't cook, other children to play in the neighborhood, etc.

 

 

HEAVILY emphasize what is important about the LOCATION of your new home and don't deviate that as your primary thought, being distracted by ALL that isn't gold, that isn't important REALLY!!!

As long as the price is right. I've heard the shadow inventory has shrunk quite a bit.

Right on. Love that photo. It seems to be the one truism we hear over and over that is, well, true. So many seem to forget, when selling or when buying. A terrific home in a crappy location is a crappy buy IMO.

Your post really hit home, but more because of the marriage part.  While planning our wedding almost 11 years ago, two months before we tied the knot, my husband ruptured his Achilles tendon and three days later, my hair got fried off at a hair salon.  I thought it was God telling me to focus on the marriage, not the wedding.  

What's most important needs to be first.  Great reminder for all things Gary!

Great photo. Timing, timing, timing is a pretty important card held in the same hand as real estate location.  Buyers not able, ready to buy are not going to be able to seize on the 3 L's, no matter how stunning, attractive it is.

Gary:  It is true that location is everything, or just about everything.  What must be added to that, though, is that what is a great location to one buyer may be much less wonderful, or even undesirable to another buyer.

So... a location may be everything... but not everything to everybody.
