Systems do vary with each Action

Real Estate Broker/Owner with Best Homes Hawaii RB-13537

Systems do vary with each Action.
I looked up "System"  so here are some of the components of my system.

We have CHECKLISTS and systems for sellers, buyers, potentials, after the sale and more.

After the Sale Seller list

Systems do vary with each Action. but here are Some of our tools:

WORD PROCESSOR - I have Evernote software.  On first glance, it's not my cup of tea, but prefer the principle of KISS ("Keep it Simple Stupid").  We use Microsoft products, but you can also use

Sticky Notessome of the free programs too.  In order to change my mind, would need an Evernote class to be able to see the mechanics and benefits of it.

In WORD, After first setting up a document under our Client File category, (usually identified by a name locator) we begin with a date.  The date is written as YearMonthDay.  That way the computer will organize it by date. Example 121110 "name of file" meaning 2012, November, Tenth.  Then add your notes.  The file is usually dated as Log of "{reference name}".  The Reference Name could be a client, customer, prospect, street address, landmark, etc.

DAILY TO DO - Simplified, with one Word Document named "To Do" with compiled, things to do - you can cut and paste, move things around, change the order, then, At a time and day necessary, with specific time and calendar date, the item is removed from Daily to do and added to MS Outlook TASKS or the calendar.

MICROSOFT EXCEL - if I want to follow with a method of totalling up things.  I will use this for notes where I can re-arrange things alphabetically or numerically.  Again the file would be categorized under the client's escrow or prospect etc.

TID BITS - many years ago we took a Microsoft ACCESS database and created notes on subjects we come across.  The topic ranges from

Real Estate tasks, Rules, regulations, links to topics of interest, businesses not in the MS OUTLOOK database.  This also included notes of advice, sayings, tips. My Information Access database

CONTACT - many customers in our database do not have email or they don't want to share it, so we use the 'snail mail' system.

Once every 3 months we will send out 500 post cards.  It could be any type of template.  From this list, at least one to four sales will

result from this effort, not just leads but real sales. For the most efficient, economical and less of a time crunch, we use the USPS templates

and upload our list from MSOUTLOOK.

Systems do vary with each Action.  When we get new listings - with the help of an escrow company a list of 500 nearby residents are generated and a flyer is sent out.  If there is no response in the first week, a new list of 500 residents is sent out.  Historically, this system has generated another solid buyer or seller. Not just leads.

If you have a client moving to Hawaii or planning to sell in Hawaii, please contact me and we can work together.

Hi, Bruce!  I need to take better advantage of these Microsoft Products.  Word I can handle; Excel I am lost!  Thanks for the encouragement.
