Here is the January 2013 Real Estate Market Report for Windsor CO:

January 2013 Windsor CO Real Estate Sales

December Property sales were 40, down -4.8% from 42 in December of 2011 and -4.8% lower than the 42 sales last month. December 2012 sales were at their lowest level compared to December of 2011 and 2010. December year-to-date sales of 644 are running 29.6% ahead of last year's year-to-date sales of 497.

January 2013 Windsor CO Real Estate Prices

The Median Sales Price in December was $306,975, up 8.5% from $282,864 in December of 2011 and up 8.6% from $282,750 last month. The Average Sales Price in December was $335,427, up 17.3% from $285,945 in December of 2011 and up 3.2% from $325,053 last month. The December 2012 Average Sales Price was at highest level compared to December of 2011 and 2010.

January 2013 Windsor CO Real Estate Inventory

The Total Inventory of Properties available for sale as of December was 217, down -1.4% from 220 last month and down -7.3% from 234 in December of last year. December 2012 Inventory was at the lowest level compared to December of 2011 and 2010. The Average Days On Market for December was 60, up 15.4% from 52 days last month and down -36.8% from 95 days in December of last year. The December 2012 Average Days On Market was at its lowest level compared with December of 2011 and 2010.

Even with the seasonal slowdown, the Windsor CO real estate market had a strong year and performed better than in 2010 or 2011 - sales were up and prices ended the year by trending upward. Inventory remains at lower than optimal levels, and will be something we'll be watching carefully as we move into spring of 2013. Overall, we believe that the improvement experienced this past year will be sustained by a stronger regional economy.

And even during this slower winter season, we should see some buyers active in the market, attracted by a reasonable supply of nicely-priced homes and continuing favorable interest rates. Their interest will be focused on those homes that are priced competitively and that are properly prepared for the market.

The year to date increase is certainly nice. i think the low amount of listings and keeping the overall number of sales down. it is a trade of though to see less foreclosures and short sales.
