Don’t sell your home now unless…

Abracadabra… It’s now a Seller’s Market!

One of the best tools for making a decision is called the Ben Franklin System.  The scenario is you make two lists.  On one side you list the positive reasons and on the second list you list the negative side.

Reason to sell your home now:

The Best Reason to sell now is to “Avoid a Foreclosure”  A Foreclosure never leave your permanent record.  Selling by Short Sale takes a lot of paperwork and effort.  The reward, if successful, results in a clean record, the ability to buy a home within a year or two and the ability to quickly repair your credit.

The next best reason to sell your home at this time is to “Avoid Falling Behind on Payments”.  If the monthly payment is a struggle and one catastrophe could throw you behind on your mortgage it may be difficult to play catch up if you are already struggling.

This is a great time to sell your home and find another that is bigger and in a better location.  The difference in prices will grow steadily for many years to come.

It may be a good time to sell an investment property provided you have a plan to invest the equity or exchange into a more expensive home or more than one home.  I can assist in teaching you about the benefits of an exchange.

Reasons not to Sell Your Home at this time:

The biggest reason not to sell your home right now is if you don’t need to sell and don’t plan on buying another home right away.  Home prices are on the rise.  Holding on to your home for a while could reward you with many thousands of dollars.

Selling your home because you are under water may not be the wisest decision either.  Homes, just like stocks, are never a loss until they sell.   If you are able to make your monthly payment on your primary residence or investment property without any trouble you may be much better off waiting until the value comes back.  Again, you may be thousands of dollars ahead of the game by letting time pass.

You summed it all up with the statement that there is not a loss until you sell.  Hopefully, for most parts of the country, the market is coming back and people will not have to take a loss as they are regaining equity.
