Happy New Year Naples Friends! The first week of the year is now officially behind us and the Naples real estate high season has officially begun. I'd say the Bay Colony Naples Florida market is not performing at what I would consider a shotgun start but here's what I can report.
There are two new listings that hit the market this week one can be found in Contessa at Bay Colony, the other in Toscana at Bay Colony. There are some really amazing units on the market right now at some pretty decent prices and then well...there are some units that need some really amazing updating. YIKES! By the way, have we talked about the Brighton at Bay Colony and the updating they did yet? What they have done already is quite lovely and you should go check it out if you haven't done so already. I hope they have the floors on the plan for next summer because to leave them would be a mistake.
Talking about remodeling Trieste at Bay Colony got all their stuff taken care of over the summer and since we're on the subject, let's talk briefly about remodeled properties in Bay Colony vs. original units that require lots of work in the eyes of a typical Bay Colony buyer. Folks, properties in Bay Colony that are good to go should be selling at a pretty good premium while Bay Colony original properties should be selling at a decent discount unless they're offering something superfabulous. It just so happens there are quite a few Bay Colony homes and condos that are on the market right now AND they are absolutely ready for a remodel yet on paper they're still priced really high...say what? That's correct! If a unit in Bay Colony starts with a P or ends with a P as in Penthouse...consider it super fabulous because there will be something that makes it super fabulous and the views may only be part of it...trust me.
