Under Contract in Alpharetta - Pricing the home is very important

Homes are selling in the Atlanta market - there is not doubt about that.  If you have a home to sell I will give you the secrete to selling in just a moment.

This past weekend I represented a Buyer and we put a home under contract in Alpharetta.  The Seller originally listed the Home at $275K and had it on the market since June 2007.  It went under contract at $252K.  It took this Seller almost 9 months to understand that a home needs to be perfect in all phases to sell.  It should be staged, in excellent condition and priced right.  With the inventory available today if one of these items is not correct it will not sell.

In October 2006 I met a couple in Ashebrooke that needed to sell their home.  As I previewed their neighborhood I was stunned to learn a friend of ours listed with another company.  When I previewed their home I understood why they did not call me - it was listed at $430,000 and I was shocked.  Now 14 months later that same homes just went under contract at $324K.  The home has been vacant for around a year - I am sure their desire to try to get every last dollar they could ended up costing them tens of thousands of dollars.

 The secrete to selling homes in this market is to make sure it is priced right and stands out compared to the competition.  A home for Sale in Three Chimneys just went under contract for $574K in about 1 week - it stood out from the competition, was priced well and sold quickly.
