Market Report | Tuftonboro, New Hampshire Year-End 2012

Tuftonboro’s Residential listing data notes a small increase in new listing market inventory by 4.8%; successful transfers are up by 9% along with the average sales price, up by 56% of last year.  There are currently sixty-four residential homes available for purchase; fourteen offer waterfront and/or water access; two condominium units and zero commercial properties.  Values are still waning and the affect on average sales value can be deceiving with a multi-million dollar sale.  Still, positive market indicators are becoming more the standard vs. the exception.

• 45 Residential Homes resulted in a successful close…up 9.75%
• Average Price Sold Homes…$454,442., up 56.41%
• Average DOM (Days on the Market) 248…decreased by 10.955 or 30 days
• Lowest Sales Price…59 Dame Road, Tuftonboro $42,500 | Mobile home on 2.5 acres w/200’ road frontage
• Highest Sales Price…268 Route 109, Tuftonboro $3,400,000. | 40 acres w/1,450’ water frontage on Lake Winnipesaukee

Tuftonboro’s Vacant Land listing data reflects a decrease in market inventory by 15% when compared to 2011’s year-end stats.  There are currently thirty-nine vacant land parcels available for purchase in the town of Tuftonboro.  Year-end sales volume reports a 12.5% increase over last year, along with pending sales noted to be up by a 50% margin.
