Norman came to us with an awesome goal for 2013. He wanted to be debt free and in order to accomplish his goal, he needed to sell his rental property on Alexander Street in the Mid City area of New Orleans. He had listed the property previously with two other brokerage firms and both were unsuccessful.
He had planned to start the process after the Christmas Holiday season, yet we urged him to begin the process ASAP, as December is one of our busiest months of the year. The property was located in an up and coming area and was being very well maintained by the tenant, who was also very accommodating, when it came to granting access. We had professional photos of the property taken and our photographer can make an average property a solid 10 with his camera magic.
We got a call from an investor within 4 hours of the property being listed that a cash offer was on the way. We appropriately waited until the written offer and proof of the buyer's funds were received, as to not get Normans hopes up for an offer that might not ever arrive. Terez and I also worried that the investor might try to low-ball our seller, yet a very attractive cash offer hit Terez's email inbox the next day and the seller signed it without hesitation. Twenty-one days later we were at the closing table with Norman and his wife.
