Yes, in the past, sellers waited for spring to list their homes, if they did not need to sell. Spring was when all the trees and plants bloomed, grass was green and all was right with the world. This is no longer the case. The Greater Cleveland Area has a lack of homes for sale at most price points.
In my opinion, with the research I have done, we are not in a Buyers' Market. Currently, we are in a Sellers' Market! How long has it been since you have heard that?
Sellers, we need you to list your homes now.
Of course, as always, homes must be prepared for sale, just as they would be prepared for the warm months. Invite a Realtor or two to tour your home. Ask them what they think you need to do to prepare your home for sale, items that will make your home desirable, Do the things that make your home marketable: de-clutter, clean, remove wallpaper, paint, uncover hardwood floors, update the kitchen and bathrooms as your budget allows, etc. (In winter, curb appeal is clearing snow from your driveway, sidewalks porches, patios and decks. In addition, pick up all pet excrement. And, don't worry about outside pictures, like the one to the far right. Buyers can imagine what the trees will look like in the spring, like the picture to the left. )
And, homes need to be priced right and marketed well. Retain a Realtor to be your Sellers' Agent. Make sure the the Sellers' Agent provides you with a robust marketing plan before you sign the listing agreement.
A house that is prepared for sale and priced right may end up with multiple offers to choose from. Not only are multiple offers happening, but, we a are seeing some offers over list prices for homes that are updated. The opportunities for the sale of a home are amazing right now.
