Carroll County residential listing data reflects an increase in market inventory by the smallest of margins (0.17%) when compared with last year.  Currently there are eleven thousand, eight hundred eighty (11,880) residential homes available for purchase in the County.

Values are showing signs of improvement by a measured increase of 6.47% over last year’s averages…total sales are up, pending sales are up and marketing time is down; the perfect recipe for a recovery.    Carroll County may have turned the corner on depreciating market values and started on its way to a stronger more stable market place.

  • 2,323 New Listings…an increase of 4 units or 0.17%
  • 764 Pending Sales…up 10.88% or 75 dwellings
  • 1,116 Residential Homes resulted in a successful close…up 19.35% or 427 sales
  • Average Price Sold Homes…$271,315., up 6.47%
  • Average DOM (Days on the Market) 158…down 4.97% or 8 days
  • Lowest Sales Price…182 Route 16, Ossipee $19,900 | Distressed mobile home on .68 acres (value for land alone)
  • Highest Sales Price…92 Unworth Road, Moultonborough $8,720,000 | Waterfront residence, 32.5 acres w/378’ of road frontage & 1,758’ of water frontage on Squam Lake

Carroll County Vacant Land listing data reflects small increase in market inventory by ten units.  There are currently 518 vacant land parcels available for purchase in the County; ranging in asking price from $895. – $7,500,000.  Year-end sales volume report is up by 45% over last year…pending sales are up by 48%.

Market Absorption: 2012’s inventory, activity and trending would indicate a three year time frame for the market to absorb the current supply of active land listings.
