Usually when you tell someone you are a realtor,  the following question is.....

How's The Market?


This should follow with a response that is not really an answer.......

 

It Depends?

This sounds like you are avoiding the question, but you are really not.  It depends on what area you are talking about.  Are you asking how's the market for buyers or sellers?  Would you like to know how the market is for empty nesters that are looking to downsize or.....expanding families looking to upsize.   Are you asking about someone who purchase their home at the top of the market or someone who purchased 50 years ago?

It really does depend.  

That is why we as professional Realtors are here to answer those questions for our clients.  We study the market. We spend time looking at new and old listings.  Which homes are selling. Which homes are not selling. We attempt to determine what successful home sellers did so we can advise our selling clients to follow suit.  We study why homes didnt sell as well.  If you are looking to purchase, we are studying the hot areas.  We are are also studying the up and coming areas as well as the hidden gems.

Sure, anyone can do an internet search and find homes for sale.  However, not anyone can advise you that the home 321 Barndoor drive has a septic issue (which has been disclosed) or that the home at 456 Harmony is owned by a family that has been relocated and they must sell quickly because of the relocation. Or that the home at 4385 Tinsdale Lane is a bank foreclosure in a great neighborhood and has been well taken care of.

"How's the market?" 
"It  depends... Are you looking to sell, buy or invest in today economy?... And what area are you referring to?

That is the exact questions I ask when asked "Hows the market?"  It gets them to tell me what that are asking for. Buy/sell/invest, and the area.  With out thinking I mostly get them to tell me and that starts the conversation.

Michael - We did see some affect from BRAC, but the affect was not as much as expected.  Word on the street is that about 40% of those offered Jobs with the BRAC, actually moved to MD.  A good number of folks took other jobs in NJ.  Others still live in NJ and commute back and forth on weekends.  These rest commute via vanpool or bus.

Erica - My Real Estate partner always says "incredible".  I think you guys understand.  The glass will always be half empty or half full....depends on how you look at it

Steve - How's the market is a great conversation starter.  It also allows us to start prospecting and presenting good information to potential clients.

Wayne & Gene - Things are picking up in our area.  In fact they have not really slowed down as we head into the winter. I thing the spring season is going to be (to steal a word from erica) UNBELIEVABLE
