The beginning of the year always brings many new things, now it's time to get moving and implement them. Well this tip wasn't in my plan but really should be as well as reading the study that Andrea has shared with us. NAR and Google what a great combination I'm sure it will chuck full of stats, no I have not read it yet, but these two groups know there stuff so I'm sure I will learn a lot and you might too.

Real Estate marketingIf you haven't seen the study released by NAR and Google, you really should read it, called The Digital House Hunt: Consumer and Market Trends in Real Estate. The marketing statistics are very interesting and a bit surprising. I read them over more than once to understand what changes I need to make, what I am doing right, learning as much as I can.

Here is the thing, Bob Stewart was right all along. Those hyper local posts about the areas we sell in are the ticket. (OK Bob, I never said you were wrong... really I didn't.)

But there is one thing we must include in those hyper local posts, and that is video of the area. Seems that is what people are really looking at. And get this, they are viewing area videos MORE than they are looking at those pretty videos of our listings!

But is it true? For me? I went into my video manager in my Youtube account. The statistics say it is true, hands down. Those videos of the area i have done get more hits than the videos of listings. And I know that they are not the best. I used slides with no voice overs. Uh oh.... guess it really is time to get over my fear of the video camera and get to carrying it around with me!

ZMOT, Zero Moment of Truth.

The report lead me to an ebook put out by Google called ZMOT. Of course it has more to do with other types of sales as opposed to real estate, but I am reading it and finding the information very, very interesting.

Read the report yourself and see. I am sure you will find it as interesting as I did. And then tell me if you are going to be out and about taking videos of your local market areas!

I find the older generations do not want to spend time looking at video but the younger generations do... so I guess it depends on who your target audience are.

Not too long ago bandwidth was a very limiting factor for watching video.  Now we can do it on our phones!  I think video will gain in importance across demographics (as long as they don't totally shun technology).

I've read ZMOT and Andrea is correct. It is perhaps more appropriate for those with 'retail' sales operations on the net, but there are some truths that apply to all internet 'shoppers' - and many of our homebuyers are definitely internet shoppers.  It was a quick read and well worth my time.
