In a recent interview with Sacramento's Channel 10 (ABC affiliate) I had the opportunity the let the media know that there are signs of hope for real estate in Jackson and Amador County. Our MLS was the only one in the greater Sacramento region that actually maintained its average and median sales prices in 2007. While we certainly had a reduction in the overall sales of homes compared to 2006, we did not have the large percentage drops that many other areas experienced. Why is this, you might ask? Much of it has to do with the demographics of our area. Our market serves an increasingly older population, with a majority of our buyers and sellers at or nearing retirement age. Because of this, more of our sellers had significant equity in their homes and could ride out the market swings. And we had buyers who brought large downpayments or cash sales that allowed them to avoid the high loan to value mortgages that are major problems elsewhere. This does not mean that we are immune to the problems of the current real estate market. In fact, we are seeing an increase in foreclosures just like most areas. However, these lost homes represents a much smaller percentage of our overall market. We expect to see modest improvement in our market in 2008, which is good news for both buyers and sellers.
