Sellers...Don't keep prospective buyers in the dark. I just finished reading (and commenting) on a blog by a great Colorado REALTOR, Belinda Spillman. She covered the importance of having lights on in your home when it is being shown to prospective buyers. That made me think of another helpful tip for sellers in the Lake Anna area and everywhere else for that matter.
Please let the daylight in!
I cannot tell you the number of times that I have rushed around a house, generally falling behind my clients, as I tried to open
up blinds, curtains, or shades only to find that the buyer has moved on to another room. By the time I close up the first room they have moved out of the second room before I've had a chance to brighten up the room.
Then there is the fact that views are important. Fortunately at Lake Anna we almost always have appealing views. Sometimes it is of the lake but when is it not the settings are usually nicely wooded or pastoral or neighboring attractive neighboring homes. Homes are set on lots that run about an acre or more so you are not looking into someone else's kitchen from your own.
For many people, walking into a dark room in the middle of the day is not very inviting. There's something very welcoming about natural light. Another advantage of having window treatments open, or at least partially open, is to expand the size of the room. Your eyes travel beyond the glass creating a sense of more space especially when there are sliding glass doors or French doors. The more glass the larger a place feels.
There's an old saying, "If you've got it, flaunt it". That goes for Lake Anna's great scenery. Let those buyers know that not only do you have a home that is bright and inviting, it has views that they too can enjoy.
