Naples Home Price Trends
Over the past year home and condominium listing prices along the Naples Gulf beach area have been fairly stable. Compare this to the median Sold price. As you can see on the chart below, the median sold price has been rising dramatically since late August and early September, from about $500,000 to almost $900,000.
One of the reasons for this increase? I believe it is due in part to the reduction in inventory in the $200-400k price range. The market's absorbtion of this inventory has pushed many buyers up to the next level. If you have been on the sidelines the past couple of years don't wait much longer. Many of our best listings are starting to sell within days of hitting the market and prices are going up in the most sought after areas of Naples. So make sure you are working with an experienced agent to assist you with your sale or purchase of Naples real estate.
The median list price in January for single family homes in Naples is $984,440. The list prices dropped by -6.24% from the previous month.
The price per square foot for listings in this area is $323.
