I have the question many times, does a Pool make that much difference? It always comes down to supply/demand.
 
In Brevard County, Florida, the Challenge these days is a lack of supply of existing inventory. In parts of Brevard such as Viera, buyers are demanding quality luxury homes with Pools. Pool Homes are selling at a faster rate and yes they are selling for more. Supply and Demand always dictates the market price. In Viera, Builders are competing for new land to plan for 2014 as most of the land for 2013 is spoken for. With the lack of existing home inventory, many Viera buyers are resorting to Building New...and for those that do not have 7-9 months to wait for a new home in Viera, they are rushing in to bid on homes coming to the market.

Steve,

If I was in Florida I would want a pool. Up here in Vermont there are a surprising number of pools but they DO NOT add to the value of a home on average because the audience that wants a pool is so small.

Steve, a pool only adds value is the buyer wants a pool and wants an existing pool instead of building their own.  Every market is different.  As Dana said, in his market, not many want a pool but it's in the 80s here in Central Florida and the pool feels great today!
