Luxury home sales hit a new recored in 2012 as 544 properties were sold, up 18% from a year before, and 16% higher than the previous high record sales during the boom year of 2007!
The average sold price for luxury properties in the city of Calgary was 1,450,999 in 2012. Britannia in Calgary SW was the community that saw the sale of the most expensive home last year with a $6,000,000 price tag. The new owners of this home will enjoy 10,000 sq feet of fine living space, backing onto the ridge with amazing views.
The top five communities where most of
the $1 million & plus homes were sold are Elbow Park with 47 sales, an average sold price of sold price of $1,804,956 and a median of $1,500,000, followed by Mount Royal with 36 sales, an average sold price of $1,815,944, and a median sold price of $1,505,000. Third on the list came Aspen Woods with 35 sales, and finally Altadore River Park and West Spring with 25 sales for each one of them!
It is anticipated that demand for luxury homes will continue in 2013, backed by competitive prices (compared to other parts of the country like Vancouver, Toronto and Montreal), low mortgage rates, and strong confidence in Calgary's real estate market.
