Homes sold in Fishers 2012 hit an incredible high in the 4th quarter of 2012 increasing over 40% from the same quarter a year ago. If a sign of the economy moving forward is in housing…we are definitely moving forward.
For the year 2012, there were 1,715 homes sold in Fishers compared with 1,447 a year ago; up nearly 20% for the year. For the Marchant Team, 2012 was our best year in selling real estate since we started in 2001. We sold nearly $25,000,000 this year and over 100 units.
The other statistics we watch our the days on the market and the average selling price. Both of those stats were fairly consistent with 2012 at 90 days to sell a home on average and $230,000 as the average selling price…down just a bit from 2011.
Maybe a note worthy tidbit is homes over $500,000 in Fishers did not sell as well as they did a year ago. There were 75 homes this year compared with 90 homes last year. I have seen more and more clients buying way below what they are approved for in the housing market. They tell me they want to travel and enjoy life and not be house poor. I always start my clients out on the bottom of their price point; why spend more if you don’t have to and can find what you want at the lower end!
As we move into 2013, now is the time to take advantage of the market. Our typical inventory is right around 750 homes for sale in Fishers in any given month; over the last few months it has been closer to 500. We need your house on the market!
