VISIONARY SERIES - SPECIAL REPORTS -  San Tan Valley/Florence/Coolidge, AZ

 

San Tan Valley is a designated community in northern Pinal County near the Phoenix-Mesa Gateway Airport/Eastmark area.  As of the 2010 Census, the population was 81,321 people.  San Tan derives its name from the nearby majestic San Tan Mountains.   The area had consisted of primarily undeveloped desert and agriculture prior to 2000 and now has experienced phenomenal growth to its 81,321 people as of 2010 and is primed to be Arizona's next Boom Area.  

San Tan Valley is located in the unincorporated area between the Towns of Queen Creek and Florence.  It is also bounded by the San Tan Mountains Regional Park and the Gila River Indian Reservation.  The area consists of numerous master planned communities such as Pecan Creek South, San Tan Heights, and Johnson Ranch and many more.

Expected growth in this northern Pinal County area supports the need for new transportation routes such as the expansion of the Gateway Freeway (under construction now) and the proposed North-South Freeway from Apache Junction through San Tan Valley, Florence/ Coolidge to Eloy to connect to I-10 at Picacho (now annexed by Eloy).  This proposed North-South Corridor will pass through near Anthem at Merrill Ranch in Florence on to Coolidge near the Coolidge Airport (major proposed  development area) and near the proposed Westcor Mall in South Coolidge near Randolph and then on to Eloy (with numerous planned master planned communities) with phenomenal growth potential as it is located at the midway point between Phoenix and Tucson in the path of the Sun Corridor (major megopolis).

The Pinal Comprehensive Plan has considered a plan for buildout that carries out Pinal's vision.  It is a "vision-based" plan that outlines the county's future desired condition; a dream rooted in reality.   

Many of my in-state and out-of-state investors are acquiring small, medium and larger land parcels at bargain prices near the proposed North-South Freeway's proposed route between Apache Junction and Eloy.

San Tan Valley sounds like a nice place to live.  I have always loved the desert.
