Tiburon Naples Florida 2012 In Review

If there was a Naples Luxury Golf Course Community where you could still feel like a buyer, Tiburon Naples Florida might still be the place.  Inventory levels are still sitting a hair over 18 months and although list prices have gone up 6% you can still hope to negotiate approximately 9% off list price.



Talking about Tiburon homes and condos for sale here's the breakdown of the market right now:

There are 20 Tiburon homes available priced just over $1,100,000 to nearly $3,500,000 million. Only 11 homes sold during the past year. That leaves a whopping 21 months supply...clearly a negotiating point if you're going to take a shot at negotiating there.

There are 26 Tiburon low-rise condos for sale.  Prices range between just over $400,000 to slightly over $1,000,000. That's 18 months of inventory so the buyer here should have a slight upper hand as well.

There are 19 Tiburon mid-rise condos for sale. Prices range between nearly $250,000 for a tiny one-bedroom to over $1,200,000 for a unit in Marquesa Royale. Even with the 10 units that sold last year, there's still nearly 2 years of inventory in this product clearly putting the buyer at an advantage.

Shannon, what an excellent breakdown for those considering a Tiburon purchase.  Escada is my favorite, as if you haven't guessed.  A neighborhood ahead of it's time that has now caught up you might say.

Hi Shannon, We were in Naples last April. I checked out several waterfront homes for sale. It certainly shook my idea that Florida was harrd hit. It seems you have maintained good prices, not like the rest of the state.

Do you do anything with land or commercial property?
