Well if things were not challenging enough in California which continues to support and create anti-business environments, The California Association of Realtors had to stir things up. Now, everyone who is licensed under a Broker has to become a CAR dues paying member.

FINALLY TECHNOLOGY HAS MADE IT POSSIBLE

This has been bothering them for years is the way I heard it told and now there is software technology that can track who is licensed under who anywhere whether they are CAR members or not. Now, those licensees that don't want to join don't have to, but the broker cannot have them under his license. So he can deactivate them or his self to avoid CAR membership

YOU ARE NOT A REALTOR IF YOU DON'T PAY UP

Sure, you can pay for separate services like Win-forms or pay fees to the MLS at a greater cost and inconvenience. It is estimated that tens of thousands or more licensees are potential sources of revenue for CAR under this program set to launch first quarter this year. Boy are the squawks coming in too

CREATIVE WAYS NOT TO PAY

Property management firms are expected to have all their licensees join. Loan brokerages are expected to have all their loan officers join too. However there are other alternatives: You can start another company and put those licensees under that and as long as they are just a referral service, no further dues are required. However, the minute it is found out that they are conducting full scale licensee work, trouble begins...

PLAYING WITH HUMAN NATURE

How about licensees deactivating their status and only activating when conducting a Real Estate transaction was a question asked to skirt around the new program. Answer, we will know it when you activate and then you will have to deal with it all. I couldn't help but wonder about a system that makes you pay for things and also tempts you to cross ethical lines

TIMING FOR ROLL-OUT?

C.A.R....I know this is your answer to your recessionary financial problems...but you are burdening others too during some challenging times. Perhaps rolling this out when things are thriving would at least make it tolerable even though distasteful, but during a recession with high unemployment?  mmmmmm

Richie, we have similar efforts going on here in Colorado and we are hearing lots of grumbling too.   Those licensees not doing much business are the ones doing the most complaining.

As you so eloquently point out, it's all about generating revenue.  We see many such issues arising here in Illinois.  They license and certify you to death ... and then add Continuing Education requirements on all of it.  Unfortunately, I don't see the grumbling changing much now or in the future ...

Richie  I was a Realtor from 1999 until 2010.  After 5 years as just a buyer's agent and not having listing to post to Realtor.com or anywhere else I decided to drop out.  This year out local group (not MLS) decided to change the lock box service and join up with a Realtor association.  So, I had to rejoin...bummer.  Control freaks!
