If the house for sale is priced right and shows well, it willSELL. There’s more to a Real Estate transaction, however, two important factors are:sold home

PRICE. Overpriced homes will most likely Expire
Available to SHOW. Houses that can’t be viewed will not be SOLD

Sellers, if you strongly believe your house is priced right and you’re not getting any calls while all the other homes in your immediate area are selling, there might be a problem. As a homeowner, you hire a Realtor to market your home and bring a contract from a willing and able Buyer. However, in order for anyone to make an offer on your house, they would most likely want to see the house. Is it easy or difficult for potential Buyers to see preview your home?

What does Showing Instructions Say?

Here are some examples of what I have seen in MLS under Showing Instructions

-Homeowner sleeps during the day, can only show on Wed and Thur 5-7pm
-Call listing agent directly (sometimes listing agents DO NOT return calls)
-Family in town, no showings until further notice
-No lock box on the door yet(home has been on the market for 27 days)

While your move may depend on the
sale of your house, your Realtor may be too busy to properly market your house. Serious Buyers will not wait for your Realtor to return phone calls, text messages or emails, they will move on and purchase a home that is Show Ready.

Request a copy of the MLS sheet from your Realtor for the accuracy and make certain your house is Show Ready. Houses that can not be viewed will not be

Beth, I just don't get it when a seller puts all these conditions down about the showings. It is up to the listing agent to explain that too much restriction will prevent the house from being shown and keep it from selling. Suggested.

Hi Beth -- excellent points.   I think availability and ease of showing may be, in some cases, more of a barrier than price and showing appeal because there is no feedback from buyers to determine if there is an issue.    The best feedback is an offer -- it's rare to receive an offer from a buyer who can't get in to see a home.

Debbie, Thank You for the suggestion! I wrote this post after one frustrating day trying to show homes. Needless to say, I was only able to show 3 out of 7 homes my Buyers wanted to see and I've been trying to schedule the showings since last Wednesday, two of the Realtors did not even bother to call me back or respond to email and text.

Belinda, they need to just list their home when they're ready to show.

Hi Michael, Could you believe I've done that in December and found out there was an accepted offer on the house, yet, it was still Active in MLS and it was on the market for one day!

Connie, I wonder the same thing. Do they not think potential buyers would want to see the homes prior to writing an offer which most buyers do!

Last week I ran into a gorgeous listing.  Tried to set up a showing and the listing agent said that the sellers have small kids and won't allow evening showings...we'd have to reschedule.  The sellers don't realize that by the time most folks are off work in the weekdays, it's that time frame they are not allowing showings.  No wonder their perfectly lovely home sat on the market for MONTHS in a market where we have a shortage of inventory.

Roger, it reflects bad on the listing agents too.

Chris Ann, I wish there was a way we could sent feedback directly to the sellers via MLS without disclosing their email but then again, would they care? That perfect house you tried to show will most likely end on the list of Expireds!

Dear Beth,

Glad you are in the Challenge!

I love your suggestion that Sellers should get a copy of Listing from the Listing Agent. For example, no lockbox after 27 days???? Or a two month old listing with NO PHOTOS???? Sellers should check --- those behaviors are what give others in our industry a bad name.

Doug, the challenge is, as much as I like to delete them, they're out there and there's only a handful of listings within a price range of $100,000-$120,000, buyers don't understand why they can't see the homes.

Lynn, Thank You for organizing this challenge, that extra push gets my fingers on the keyboard!!

Reporting these behaviors to MLS won't do any good either!! Having no photos is just crazy!!

Valide points, Beth. Sometimes sellers don't want to sell. Or we have the dreaded couple problem: one wants to and the one doesn't.

Toni, I've come to conclusion, in most cases, they don't really want to sell and my heart goes out to them but at the same time, we're sending the wrong message to potential buyers.
