Market Dominators : Want to start a niche but are scared to go small?

I saw a post earlier today in the "Rain" from another blogger about the fear of prospecting holding you back from your goals. I think fear just comes from not knowing what you're truly passionate about. Once you find something that ignites your passion, the fear of asking for what you want goes away. For years I was afraid of the 50 lbs phone as this blogger chatted about, until I found something I really liked. I fell in love with one zip code.

 I decided that for me to be happy I needed to be in an area I felt the most happy and appreciated and that is the town I work and live. From the schools, to the stores to the parks, to the best pizza delivery, I can tell you all about the town of Mableton Georgia. I can also say with authority that I dominate certain segments of my area. I I feel comfortable and confident and with that, the fear of prospecting is less and I can focus on what I need to focus on - which is growing my brand awareness and sales in the area. 

 

Search out for what you love and are passionate about in this business and you too will no longer have fear when it comes to prospecting. You will know you are the best and so will your prospects.

 

In learning a niche area, start with the basics:

 

How many people are in your niche/database?

What is the main type of property that is in the area or the type prospects are likely to purchase or sell?

Where do the kids go to school? How are the schools rated?

How is the crime rate?

What is the shopping like?

What is the average price of home?

Home many homes come on the market for sale each year?

What is the average square footage of a home?

 Are there any lakes or parks in the area?

What do you know about the local politics and zoning rules?

 If you are interested in particulary niches, here are a few ideas here:

 Probate Real Estate Agents – You can help bring closure to families in need of settling a loved one estate

 

Horse Property Real Estate Agents -  You can specialize in horse properties if you share a love of both real estate and horses

 

Homes with large garages for plenty of cars – You can visit this site and see how well it has been put together.

 

Working with doctors – Every thought of specializes with doctors as clients. They tend to have gatekeepers but this website may be helpful in getting you past the first no

Jackye, working a niche is a great idea, I know many agents that have done well with a small niche area. I think it also depends on the local area.  Hope you do well in your zip niche.
