So many buyer clients ask me why they should spend money on a survey, especially when the seller has offered to give them a copy of theirs. The answer to this question might be surprising!
Every buyer needs his or her own survey! Most folks think that the only reason one would need a survey is if one is going to build a fence. While it is certainly nice to be able to provide your fence builder with a copy of your property lines, the true reason for needing your own survey is for boundary matters under your title insurance. Without his or her own survey, the owner IS NOT covered by their Owner's Policy Title Insurance in matters of easements, setbacks and other matters which would have shown up on a survey.
The survey is your legal assessment of title and the actual dirt the client believes they are buying. A current survey can save a buyer untold misery by providing full title coverage. The old adage "penny wise, pound foolish" comes to mind here!
