Dick  I think it is amusing people have no idea water is worth more than the land.  $100,000 for the house, $400,000 for the land and $1,350,000 for the water!  Great blog!

Out of curiosity, how much land did the second home have?  I'm sensing that land has a lot to do with prices in Fort Collins.

Hi Chris Ann - It actually had a decent-sized lot at 9267 sq.ft., but you're right that lot size is a pretty big factor in pricing.
