     As a homeowner, does that headline grab your attention?  Have you been following the home sales in your own area?  Do the sales appear as though they've turned a positive corner?

 

     If the answers to the above are "YES!" ... the idea of  Refinancing  your present mortgage must (and should) be banging around in your head.  And rightfully soToday's low interest rates are awfully tempting.  And the news above bodes well for more home owners being capable of taking advantage of them.

 

     Yet, you say you've heard that the  mortgage process  is hard?  It's Tedious?  Frustrating?  And it takes a magician to secure a successful result?   Depending on your circumstances, your personal financial scenario, and how you approach it ... honestly, it can be.  But just HOW much frustration and work you encounter is based in part on your own habits of spending, saving, and record-keeping.  Heck, I'll throw listening and communicating into the mix too!

 

     If you've been following my  posts, you know that I just wrote a blog regarding  credit and credit management.  In that post I told of 2 instances where poor record-keeping and follow-up caused ... either a delay in a home buying and mortgage transaction ... or was the cause of a complete meltdown of a transaction.  Obviously neither is the outcome you or your  Mortgage Lender  are hoping for.

 

      But I'm here to tell you.  The opposite does occur!  The mortgage process can be much less complicated and very successful.  To quote recent clients of mine, their mortgage process was "painlessly easy".  And "not at all what they had expected or feared".  Unfortunately, these outcomes get far less "press" and are not retold as often.  They lack drama ...

 

     How was a "painlessly easy" transaction possible?  Why was their mortgage process "better than expected"?  No, I'm not a magician ... that's not the answer.

 

     The clients had good credit, stable jobs.  They paid their monthly payments and commitments on time.  They had savings and checking accountswith verifiable transactions going in and out.  Their record-keeping was up-to-date and organized.  Financial documents were easily found and  provided to me.
 

 

     Contact Gene Mundt, Mortgage LenderWhen I proposed options for their consideration, they listened well.  They responded to requests for information and documentation in a timely fashion.  And as a result, they closed their transaction successfully, on time ... with terms, interest rates, and closing costs that perfectly matched those discussed at their  mortgage application.

They reaped good end-results through their own efforts and  involvement.

I think disorganized people are their own worst enemies. It is true that the people that complain the loudest are the people who do not present the paperwork required to make the loan submission a smooth process. Gee, who'dathunk that if you give people the papers requested it would speed things up?

A good mortgage person is wonderful  One of my favorite loan officers had to charnge companies, and now is having a problem with underwriting on most loans.  I still love her, just not the company she works for.  She is looking around for a new company.

Edie:  The good news is that we're finally heading back in the right direction regarding equity.  Plus remember, depending on the original mortgage, there MAY be hope, even if underwater.  Contact me (or your lender) to ask that question ...

Brien:  Just because there are "bumps" that occur within processing, doesn't mean someone messed up.  Things can happen with no blame on anyone.  When those occur it's best to face them as a team and resolve the issues at hand.  THAT is what you're looking for when you have a referral partner.  No one can promise smooth sailing 100% of the time.  But they should be able to promise they'll work their tail off for you and do their best ...

Travis:  Definitely what you need when working with that segment of the market.  A little understanding ... and attention to detail goes a long way, esp. when its a buyers first time out ...

David:  Honesty is important .. absolutely.  If there are rough waters to come within processing, that should be stated.  Then you roll your sleeves up and resolve the issues at hand.  Tough to hear, but necessary ...

Bill:  All I will say is that I hope we have learned from our mistakes ... and we correct them wisely as we move forward.  Then all will be better ... and many more will be happy ...

John:  Hand holding is required these days, no doubt about it.  The fact that you have found a pair of lenders that understand that and take the time to do it is welcome news.  Congrats ... and may many more successful Closings be in your future ...

Stephanie:  I always ask clients that seem a bit squeamish about the documentation, "would YOU lend that amount of money without it?"  Typically that brings the discussion to a halt.  Yes, sometimes it gets redundant and obsessive.  But we saw what happens when we go the other route.  Better to take the time to get the documentation and do it right ...

Jeremy:  Definitely!  When I bought my first home about 34 years ago, the interest rate was in the high 6%'s.  And then it got steadily higher over the years.  The fact that we're discussing the rates we are boggles the mind.  Not take advantage of them if you can??  You'll kick yourself later ... that's for sure ...

Jana:  The processing gets "hard" when the Borrowers fight the process.  The more they complain or hope to avoid compliance, the worse their experience gets.  I say go with the flow ... and float with it.  Much easier and less painful in the long run ...

Kimo:  I think that a portion of the market is reflected in exactly what you say.  Others are simply healing.  Slowly, but healing.  And you're exactly right that you "don't know what you don't know".  If you can buy or save money, why not at minimum ... take the time to ask some questions.  It costs nothing and you're under no obligation.  I say ... find out for sure.

Raymond:  Thank you!

Tom:  True!  Good credit makes everything much easier.  But that CAN be fixed, should a client take action and advice well.  Rates are projected to last for a bit yet, so there may be time to repair ... and then take advantage.  An experienced mortgage lender typically helps those that are credit-challenged at no cost.  Why not make the call and see how you can improve your scores?  Even small improvements pay off ...

Lyn:  Leave it to you to state it plainly and simply.  Makes sense to me!

Karen:  I so understand her problem, as I faced something very similar recently.  I worked for a company that was very good on some things.  Very progressive in their thinking.  But on the basics that effected me directly every day??  No.  I made a move and are glad that things are much less stressful.  For my clients, referral partners ... and me ...
