New Britain township, Bucks County, Real estate market report, December 2012

I looked up the mls for real estate activity in New Britain township in December 2012.

I looked for residential listings sold in December . This does not include homes not listed, commercial and multi units . It is deemed to be correct but subject to errors and omissions.

There were 10  homes that settled in December 2012.

The average original list price was $ 304,610.

The average last list price was $297.700

The average sale price was $288,720

Highest sale price was $469,900

The lowest sale price was $145,000

The average days the homes were marketed was 86

The average settled price to original price ratio 95.09 %

The average settled price to last list price ratio is 97.02%

The homes were priced high and sellers had to reduce price as seen from ratios.

Good news for your area. With the 10 homes that closed in December, was this the average of homes sold? Or was this on the low end because of the winter weather?
