The average “days on market” was 160 days.  However, please remember this number can be skewed; some of these properties came off the market and then were re-listed so the days on the market were reset.

Out of the 24 reported sales, Costantino Real Estate, LLC was fortunate to have been involved as either the listing agent, selling agent and/or both for twenty one (in bold) of the transactions.

When averaged out over a seven year period, the values have dropped approximately 16.8 %.   When calculated for 2011 to 2012 the drop is 3.94%.    It always appears to be more dramatic when one looks at some of the asking prices, but actual sold data over this seven year period averaged 92.6 % of the last asking price. That is why it is so important to properly price the property correctly at the initial time of listing.
