New Housing starts up 12.1% in December 2012

The U.S. Census Bureau released a report today indicating that new housing starts were up 12.1% in December 2012.

Each month the U.S. Census Bureau releases their report on new housing starts and new building permits across the nation. The report breaks the U.S. down into four regions.

This report shows that new housing starts across the United States as a whole are up 12.1% from last month and it also shows that new housing starts across the U.S. are up 36.9% from a year ago December 2011.

 

It may help to see the numbers in chart form for each region by month.

In chart form it is easy to see that new home construction looks outstanding in the south and booming in the west.

The region in which I work is the South - the Washington, D.C./Northern Virginia area to be more exact. In Northern Virginia we have seen many places where builders are breaking ground and it is a great sign.

Here is the thing with housing starts.  These are all on lots that were finished 4 or more years ago.  There is no where in the state of Arizona that any dirt is being moved or new streets going in.  This means a huge shortage of lots to build on.  In the next 18 months housing starts will go down, as there will be no lots left.  Then prices will go way up I am estimating a price increase of 25 to 30 percent on resales as new home prices will need to go up at least 10% for the cost of development of new lots.  Your thoughts?

That is interesting. I did not know that all the housing starts are on lots that were finished 4 or more years ago. It does make since that if there aren't any lots to build new homes on then the resale prices will go up. It is the old supply and demand of economics at work.
