Is it Too Late to Change Lenders for my Tallapoosa GA foreclosure?

Is it too late to change lenders for my Tallapoosa GA foreclosure?

I had a call today from a first time buyer client who has a Tallapoosa GA foreclosure under contract.  He wanted to know if he could change lenders.

We are about three weeks away from closing on his Tallapoosa GA foreclosure and the appraisal has already been done.  He is getting a great rate, and a great price on a wonderful Tallapoosa, GA foreclosure.

He told me all the reasons the current lender was not serving him well.  I listened, and agreed to talk with the lender.  I also explained, that with the closing so close, and the appraisal already completed, that it would be best to stay the course.

I talked with his loan officer, who I have used before without incident, and she filled me in on the rest of the story.  It seems the buyer may have made an incorrect assumption.  The loan officer agreed to talk with him and try to straighten out the hard feelings.

Real estate transacitons can be very stressful for all parties involved, but especially for first time buyers, as they have to continually update paperwork for the mortgage lender.  With the new lending regulations, buying a home is even more stressful for 2nd or 3rd time buyers, because it's not as easy as it once was.

I hope all is well tomorrow when I touch base with the client, and that our contract on a Tallapoosa, GA foreclosure will make it to closing with a happy buyer.

Hi Karen,

I have had this situation more than once.  Each situation has been a communication break down.  As you have explained, there is an appraisal that has already been paid for and applaud you for intervening to keep the buyer and lender on course.  I believe everything will work out for you.

Best of success to you this year!

Thanks Ki.  Love the ski photo.  You look very cool...

Jordon - Thanks for the well wishes.  You are correct.  Communication break down is the reason for most of our problems.

This isn't changing horses in the middle of the stream. This is trying to change horses when you're almost at the finish line! I hope the lender manages to mend the rift.

Marte - I hope things work out,  I hope things work out, I hope things work out...

Joel - When you think about it, agents do spend a lot of time being mediators and counselors.
