FLASH: Single Family Residence Market Heats Up In 2012!!!
MLS area 15: Oak Ridge, Shenandoah, The Woodlands and west to the county line:
This MLS area enjoyed a pretty good year in 2012. Unit sales for 2012 vs 2011 were up almost 14%. The average sales price stayed basically the same. The median sales price rose 2.3% after a 1.9% drop in 2011. The number of active listings dropped about 5%. Days on the market dropped down to 69. At the end of December there was only a 2.8 month’s supply of inventory available. The average inventory for the year was 4.1 months. This MLS area is a solid “SELLER’S MARKET”. Price is still a consideration.
MLS area 19: Conroe and the immediate surrounding area:
WOW! SFR unit sales rose 22.3% in 2012 versus 2011. The average sales price increased 5.8% for the same period. The median sales price stayed just about even with last year. The average days on the market dropped to 84 for 2012. With 4.6 months of inventory on the market at the end of December this is now a slight “SELLER’S MARKET”. Price is still paramount in this MLS area particularly for resale homes!
MLS area 39: Lake Conroe and the immediate surrounding area including Willis, Montgomery and north to the county line
This MLS area has seen a great increase of 24.3% in SFR unit sales for 2012 versus 2011. The average sales price rose 3.1% while the median price rose 12.1%. The average days on the market was still high at 100 but dropped seven days from 2011. There was still 6.7 months of homes on the market at the end of December so this is now a “NEUTRAL MARKET”. Waterfronts are hot while pricing is paramount on all others.
MLS Area 40 – East Montgomery County
MLS area 40 showed a nice SFR unit sales increase of 7.3% for 2012 versus 2011. The average sales price increased a small 2% while the median price was up about 9.2%. The average days on the market was still high at 93 and decreased two days over last year. Inventory says this is a “Slight Seller’s Market” at this moment.
Montgomery County – Summary
Single family residence unit sales rose 16% in 2012 versus 2011. Great year!!!
