Good news for home seller is Post Falls, Idaho.
The good news is that single family home sales in Post Falls in the last 12 months are up 10% over the previous 12 months. The average sales price is up 6% over the previous time frame. Coeur d’Alene and Hayden are about the same. Our rural areas in the county have yet to show this positive result.
The interesting fact in the data is that Foreclosures “REO’S” have dropped overall in our area 13% in the last 12 months.
Now that is being offset by the increase in short sales. Why you ask well I believe that there are 3 reasons. First the Banks are actually realizing that it costs them less money to do a short sale and they are handling a short sale better and secondly we are able as Realtors to give the consumers better information. Thirdly people are not waiting until they get a notice of default to talk about a short sale.
By the way short sales only increased by 2%

It always use to be that new constructions was more expensive than a resale home, but for the last several years this has not been true. We are now seeing this again and so for resales this is a good thing.
