New Home Communities and Realtors - A Good Perspective.

I currently represent a new home builder, and have been a resale and commercial Realtor, as well as a title and escrow marketing manager.  There have been some posts floating around concerning new construction,.  The "commission" is actually a referral fee to the agent.  The buyer can register with an agent via broker registration form, signed by the buyer and broker, attend contract signing, option appts. and site walks.  Being on many different sides of this business, I want to lend the perspective to agents to please consider the new home builder in the same way you view any seller.  Stop by and introduce yourself...with or without your clients...get to know the community.    Builders are building inventory and you and your buyers want to know what's on the market today!  Our area has little resale inventory.  Builders are still cooperating with brokers...just be smart..and think of your builders sales staff like any other seller.  Farm them, get to know their product...which is your future farm by the way.   And BRING your clients in as a part of your tour if we're in your price range.  Our marketing will draw them anyway, but when you bring clients in, and register them  visiting our homes  you're helping us with our marketing and were happy to pay you and create great relationships!  Pam Adkisson - The Vistas at Skytt Mesa, Solvang CA

Pam- you're right on with this.  Lenn Harley  does an excellent job of working with new construction.  As you said, think of builders as sellers (which they are) by getting to know them.
