SERENDIPITY - TIMBERLAKE HOMES IN JOHNSON CITY TN

Timberlake Subdivision in Johnson City keeps coming up these days - several serendipities.   

There are three properties on the market in Timberlake now, with another two coming on fairly soon.   As is usually the case in that neighborhood, there’s a fairly wide range – from just under $130,000 to almost $200,000.   There were ten sales in 2012, all with three bedrooms and two or three baths, except one that had four bedrooms and 1.5 baths.    Another is pending and one has closed already in 2013.

Doing a detailed market analysis for a couple who are interested in one of my listings, I discovered that theirs once belonged to friends of mine (two owners ago) and that three others who used to live in Timberlake are now within walking distance of my home in Towne Acres – my new next-door neighbors, my Merrill Lynch contact who recently  bought in Villas at Browns Mill, and my friends down the street used to own the one across the street from them.  

Two families in Timberlake are looking at properties now, and will want to sell soon.   I met one of them recently at a listing in Briarwood subdivision.   While they admired many features about that lovely home, they commented that they’d need to add more bookcases, although that one already has built-in bookcases on either side of the family room fireplace.   They have way too many books, the husband explained.   I commiserated – we do also.   Then I thought about the property that will soon be available in Mountcastle Hills.     That one has several rooms with bookcases running wall to wall and floor to ceiling – wonderful for just the right people but maybe more bookcases than some people will want.    I called and got permission to show it, even before it’s listed and before the seller has settled on a price.    

They’ll want to see other properties, but they’ve found two already that are special and I’ve found a special couple to work with.    He’s an attorney, so he understands that I’m representing the sellers on these two, as I’ll be representing them when they list with me.     He agrees with me that dual agency is an oxymoron.

Postscript - I emailed the friends who once owned the property of this couple and got an interesting response.   They loved their home in Timberlake and moved only because they needed more space for their growing family.   Now that the children are grown, they’re thinking they need to go back to something like what they had.    I wonder if they’d consider moving back to that one.   Wouldn’t that be a neat story.   On the other hand, maybe Angie’s message which I shared with the current owners will make them have second thoughts about leaving their present home – which they would be leaving for exactly the same reason as the Smiths.    Main thing is what's good for them - go or stay.
