Do you send mls alerts?
Touch, Touch, Touch! About 2 weeks ago I was listening to an Active Rain sponsored webinar on internet marketing and was surprised to hear the speaker say he likes to touch his contacts about 92 times per year. I’m a high touch person but 92 times a year. I’m just not sure I’m making the grade. One way to get lots of touches in, is MLS alerts. Okay, let me fast forward just a bit….I don’t actually use the mls for my alert as my IDX provider has a method for new listing alerts and I’d rather bring the prospect back to my dynamically interactive site rather than a static page provided by the mls. Once I bring the viewer back to my site, they can stay and shop.
Next on my touch list, if I meet you and you’re a sphere of influence contact I still set you up for mls alerts but only for the homes in your neighborhood. I find that rarely does a Sphere of Influence contact ask to come off the list if the alerts are only for homes in their neighborhood. In this way I cement my SOI relationship, I bring them to my site where they get to know me better and on a continual but non offensive basis I remind them I’m in the real estate professional.
We’ve all bumped into a friend at the store or seen a sign go up, and thought to ourselves “what do you mean they’re selling the house? I’ve known them for years.” Fact is, you’ve known them but they didn’t know you quite as well as you thought. You never set yourself up as the realtor of choice. If someone receives a few informative alerts (limited to the neighborhood) from you a year they won’t forget you when it’s time to list.
