When it comes to selling your Lake Havasu home, it is the little things that count. Since you only have one chance to make a first impression, you want to make sure you make the best impression possible. Here are a few tips to put your home in its best light before an open house or viewing:
Curb appeal is key. A potential buyer begins to make an assessment of your Lake Havasu home from the moment they pull up in front of your house. Sweep the walkways. Clean up grease spills from the driveway. Put the trash bins out of sight. Wash the windows until they are positively gleaming. If your exterior paint is chipped or fading, you may need to add a fresh coat. Even painting the trim can give your home a fresh look.
Throw yourself a "pretty party". Weed the garden. Put away toys and tools. Trim the shrubs. Make sure any doggie "leftovers" are picked up from your lawn, both front and back. Clear the driveway by either parking in the garage or out on the street. This will ensure that there is plenty of room for potential buyers to park.
Dress it up by dressing down. Less is more when it comes time to show off your Lake Havasu home's space. De-clutter by packing up the bulk of your books, knick-knacks, silver spoon collection, etc. Store your small appliances in cabinets so your kitchen countertops remain clear. If you don't use these appliances often, consider packing them up isntead. Organize your pantry and closets. Temporarily disconnect or hide messy computer and electronic cables.
Odds and ends. Keep your pets at a friend, family member or neighbor's home during the open house. You may need to board them for the day. Make sure to store your medication and valuables out of site and in a safe, contained area. Make sure your real estate agent has let your neighbors know when an open house will be taking place so that they are made aware of a potential increase in traffic. Also, give them a personal invite to come and preview your home an hour before the general public. Always have plenty of brochures/flyers on hand to explain the price, amenities, improvements that have been made, updated appliances or fixtures and any inspections you may have had done.
Studies show that the most traffic your Lake Havasu home is going to see will be in the first couple of weeks it is listed. Holding an open house right away is a good idea. So, make sure you are ready for it before you even list. Many times, it's the little things that count most when selling a home.
