Located just north of Rose Parade route on Colorado Boulevard in Pasadena, Catalina Crest is a 30 unit single level condominium complex located at 70 North Catalina Avenue.    Built in 1987, the units feature two or three bedrooms with two baths.  Amenities in the condos include in-unit laundry, good storage and private balconies or patios.   Catalina Crest is a secured building in a courtyard-like setting.  Parking is in a subterranean garage.

The location is located just east of the South Lake Avenue District with its bustling business, shopping and dining.   The world famous Ice House Comedy Club is nearby as are many other entertainment venues.   The Gold Line station at Lake Avenue and the Foothill(210) Freeway are easily accessible.   

There is currently one condo on the market for sale at Catalina Crest.  It is a two bedroom, two bath unit located on the top floor(third) of the complex.   This is a renovated unit with recessed lighting,hardwood floors and updated kitchen with approximately 1148 square feet of living.  It is priced at $395,000.

Please note:  at the present time, units sold at Catalina Crest will need to be all cash.  Why?   The complex has investor owned participation of more than 10% -- in this situation one owner owns a majority of the units in the complex and most traditional lenders will not lend when this is the situation.


 There were two sales in 2012 according to our local multiple listing service(MLS) statistics.  The sales were both two bedrooms/two baths and sold for $240,000 and $265,000 -- both all cash transactions and both selling in excess of the list price.   There were no sales in 2011 according to the MLS.

Currently there is one unit for lease:  a two bedroom/two bath on the top floor listed for $1,790.   Leases generally have been in the $1700 range for two bedrooms.   A three bedroom leased in the complex for $2100 in 2011 according to the MLS.

the unit currently available was purchased last year as a flip property -- it has been updated well so it will be interesting to see if it is an investor or owner-occupied purchase.

Hi Michael - That's another great condo market report. We occasionally struggle with the owner-occupied issue, and have found a couple of lenders that will do them (but they aren't easy to work with).

The location of Catalina Crest in Pasadena is definitely a large part of the appeal of the community.   As Dick Greenberg mentioned, there are lenders, who may work outside traditional guidelines, who may be able to obtain financing for condos where owner-occupancy ratios are a question but there will a price to pay for it with much higher interest rates and/or fees.

Morgan - yes, much more common with co-ops, right?    It's a bit more unusual here with condos/townhomes but having an only cash type of offering is going to limit the potential buying pool even in the best of markets.   Flexibility and being open minded are definitely needed in these types of selling scenarios.
